Defining your brief

Every project begins with a conversation. In our initial consultation, we’ll explore your aspirations, constraints, and priorities. This stage is about developing a clear understanding of your requirements and establishing a strong foundation for a thoughtful and responsive design.

Feasibility

If you have a project in mind but are unsure what’s possible, a Feasibility Study can provide clarity. We’ll assess the constraints and opportunities of your home or site to help you understand what can be achieved. This is about exploring ideas to unlock your project’s potential, giving you the confidence to move forward.

If you would like cost guidance at this stage, we can also work with cost consultants to provide early stage cost benchmarking, so you can more fully understand the scale of your project.

Concept design

Once the key brief is defined, we begin to explore ideas, establishing key themes that will shape the project. We’ll test different options and approaches to arrive at a concept that responds to the brief and unique qualities of the context.

Developed design

At this start of this stage, we develop the design in more detail and secure any required statutory applications, including Planning Permission, Listed Building Consent, and consents for buildings with Conservation Areas.

Once approved, we produce all necessary drawings and documentation to meet Building Standards, coordinate with other consultants – such as structural engineers – and liaise with local authorities to ensure a well-integrated and compliant design. At the end of this stage, we will obtain a Building Warrant for the project.

Technical design

At this stage, we translate the concept into a fully resolved set of technical drawings and information package. Particular care is given to detailing, material specification, and the quality of junctions and finishes – whether working within an existing historic building or designing bespoke contemporary elements.

We work closely with you to refine specifications and finishes in line with your brief, and collaborate with specialist consultants, craftspeople and fabricators to develop coordinated drawing packages and construction details.

This information forms the Tender Package, which contractors use to price the project. We can work with your preferred builder or help identify and shortlist suitable contractors. Once agreed, we can assist in appointing the right contractor for your project.

Construction

We remain closely involved during the construction phase, preparing and administering the Building Contract. We carry out site inspections, review progress, and respond to contractor queries, helping to maintain quality, programme, and cost control throughout. Our role is to help guide the process, working with the contractor to build your vision – so you can feel confident as your project takes shape.

Handover & after-care

As construction draws to a close, we carry out final inspections and assist in resolving any outstanding items. We ensure that all required documentation is in place – including the Construction Certificate and user manuals – and that the building is ready for occupation.

This stage is about more than just sign-off – it’s about handing over a space that feels considered, crafted with care, and ready to be enjoyed.
